Step 1. Contact Us
The first initial step in the building process is to speak to a representative at Dreamline Modular Homes so we can better understand your goals and accommodate your needs.
Step 2. Financing
It is important to be pre-approved early in the process before looking further into building your home. Dreamline Modular will provide you with a few banks that we work with on a regular basis.
Step 3. Land & Lot Evaluation
If you own a piece of land or are going to tear down your existing home for a new build, you will NEED a survey of the property. An accurate survey with topographic information and zoning requirements will save everyone time, and more importantly, money! Once this is complete, Dreamline will evaluate your plan and come up with a suitable design for your lot! Please note that many towns require a significant amount of work and detail from a professional civil engineer in addition to a survey.
Step 4. Floor Plan Design, Color Selections, & Pricing
Once we have your site information and a budget, the fun part starts with design! Dreamline will assist in finalizing a floor plan and selecting your final products/colors. Door/knob styles, cabinets style/color, counters, tile, and moldings to name a few! All this info will lead to your proposal & pricing.
Step 5. Contracts
While we wait on the appraisal and engineered plans, we will work on finalizing your contracts, color selections, finishes of your home, and the final paperwork for bank and building permit approval.
Step 6. Ordering Your Home & Site Preparation
You closed on your loan and a building permit is in hand. Congratulations! Dreamline Modular is now able to order your custom modular home and you can start preparing your lot for delivery. As the excavation and foundation are underway, your home is being built in a factory controlled environment.
Step 7. House Delivery, Barge, & Crane/Set Date
Lot dependent, your home will arrive 6-10 weeks after order. Once built, Dreamline will coordinate all necessary transportation of your home from our factory, to our barging facility, across the bay, and to your jobsite. Once delivered, Dreamline Modular Homes will arrive with a crane and set your dream home onto your foundation.
Step 8. Button Up Work
House dependent, completion of your home can take as little as 12 weeks once set onto the foundation. After the house is set/placed, you and your general contractor will complete all the remaining finish work on your home (button-up carpentry, misc. plumbing/hvac/electric, etc).
